About this tool
How full does your hotel have to be before it earns money? This calculator answers that with your own numbers: rooms, fixed costs, cost per room night, average daily rate and how much of your business comes through OTAs.
First it works out your net ADR: the average rate minus the commission you pay on the share of nights sold through OTAs. Each room night then contributes the net ADR minus its variable cost. Divide the fixed monthly costs by that contribution and you get the break-even room nights; divide those by rooms times 30 days and you get the break-even occupancy.
Example: 20 rooms, 30,000 EUR fixed costs a month, 25 EUR cost per room night and an ADR of 120 EUR. With 60 % of nights from OTAs at 18 % commission, your net ADR is 107.04 EUR. You need 366 room nights a month, an occupancy of about 61 %. Sell every night direct and the net ADR is 120 EUR: break-even drops to 316 room nights, about 53 %.
That gap - 50 room nights a month in this example - is what OTA commission costs you. Every guest you move to a direct booking brings your break-even point closer.
